Dubai property: Off-plan or ready after AED412bn in sales?
Dubai property sales approach AED412 billion. Explore off-plan versus ready homes, funding risks and practical checks before choosing your next investment.

What Dubai’s sales figures mean for buyers
Dubai property buyers face a more useful question than whether the market is busy: which purchase fits their finances and investment timetable? Emirates 24|7, reporting a survey based on Dubai Land Department data, puts sales at AED411.98 billion across 134,730 transactions in the first ten months of 2026. That activity provides context, but it does not establish that every launch or resale offers good value.
The report places total real estate transaction value at AED624.8 billion, including mortgages and gifts as well as sales. Buyers should keep these measures separate: the larger headline is not the amount spent buying properties. Nor does comparing ten months of activity with a previous full year establish an annual growth rate.
Dubai off-plan leads by volume, ready property by value
The reported split illustrates why neither route should be dismissed. Off-plan sales totalled AED196.38 billion across 90,760 transactions, while ready-built sales reached AED215.6 billion across approximately 43,970 transactions. Off-plan therefore recorded more deals, but ready-built property accounted for greater sales value. These figures cover different asset types, rather than a like-for-like comparison of apartments.
For a buyer, the distinction is practical. Dubai off-plan property can offer staged developer payments and an early choice of layouts, but rental income must wait until completion and letting. A ready home can be inspected and assessed against an existing neighbourhood; an income-producing purchase still depends on its tenancy, condition and running costs.
Choose a location using evidence beyond sales rankings
Business Bay led the report’s area rankings with sales exceeding AED21.96 billion, followed by Airport City at approximately AED18.35 billion and Al Yalayis 1 at AED16.63 billion. Palm Jumeirah and Jumeirah Village Circle also appeared among the leading areas. These rankings show where transaction value concentrated, not where buyers necessarily achieved the strongest rental returns.
Compare the proposed purchase with genuinely similar properties: building quality, unit size, layout, outlook and completion status all matter. For an off-plan home, investigate surrounding development and planned access rather than treating a brochure view as permanent. For ready property, examine achieved rents and competing listings instead of relying solely on an area’s reputation.
Stress-test the rent, condition and final payment
The description accompanying Steven Leckie’s off-plan-versus-ready video highlights two important traps: inherited tenancies and mortgage valuation risk. A tenanted resale should be assessed using the rent actually payable under its lease, not simply the rent advertised for nearby vacant homes. Review tenancy documentation, service charges, maintenance needs and any proposed possession arrangements with appropriate professional support.
For off-plan purchases, map every instalment through to handover and allow for the possibility of construction delays. Mortgage pre-approval is not a guarantee of eventual lending, and a valuation below the agreed price can increase the cash required. Avoid a funding strategy that works only if you resell before completion or obtain the maximum loan anticipated.
Check project registration, escrow arrangements, the developer’s delivery record and the sale agreement before committing. For ready homes, commission an inspection that looks beyond decorative finishes. In either case, assess net income after ownership costs and test whether the purchase remains affordable during a period without rent.
Request a Dubai property shortlist from Antica
A suitable investment starts with your objective, not the busiest district or the most eye-catching payment plan. Buyers seeking near-term income should weigh ready properties against their actual tenancy and costs. Those considering off-plan should be comfortable with the delivery timetable, contractual obligations and cash required before rental income begins. Neither route guarantees capital growth.
